(2) Active Deals ....
As we move into reviewing active projects, investing, and closing deals, we’ll be bringing two active opportunities to the club to walk through the full process together. I’d like to get a pulse from the group — who’s interested in participating in these projects? This could include: - Watching and learning through the underwriting process - Participating in the review and analysis - Getting involved as an investor, operator, or in another supportive role Once I have some feedback, we’ll schedule a live session to break down each deal in detail. Please reply if you’re interested so we can move quickly — both projects are active, and timelines are tight, but we’ll do our best to accommodate everyone’s schedules. Thanks,

Possible move .... ??
Good Saturday, all ... I've been working to build more value to the group and bring in some more resources, capital partners for deals folks wanted to bring in for funding, some strategies for finding deals, education for the self-storage business, etc. However, The Skool platform is not as easily set up for this as some other platforms out there. I have been experimenting with Slack and exploring whether we should move the group to that platform instead of Skool. If anyone would like to voice their ideas, suggestions, feedback, experiences with Slack, or anything they wish to share about moving this group, I would definitely love to discuss. I look forward to hearing feedback

@David Henley Mike Perdue started a group looking at RV parks and more was done in one zoom meeting (although he left people in the waiting room for 45 min bc he was more of a Google meet guy than zoom. lol) than this group for a few weeks. What he did differently was he emphasized taking action and rather that everyone focusing on their own buy box the goal of the group was to learn the process together. So we chose tx. Everyone was asked to volunteer something. I am not a natural cold caller so I ageeed to pull lists from Crexi intelligence. Mike took the leads and created a group dashboard to work the leads. And then a discord channel to communicate. I don’t think it is the platform that’s the problem. It’s that we need a shared goal on how to learn this and if it means us giving up our silos to work together on a project, maybe that’s what we need to do? Also the goal is learning and not money making so not sure that will necessarily fly here but that’s what the decision was.

@David Henley I think everyone could learn from what you are doing on the “back end” for acquisitions and lead flow. Maybe that is something you go over with everyone. Doesn’t need to be a formal class presentation but can just be sharing your experience.
Training - What type of info would you like to see?
Getting the new year scheduled out, I'm looking to see what type of questions, topics, needs do you folks have and what can we start to bring into the club?

I’d be interested in learning how to underwrite them properly. I got so far on my own but would like help to make my spreadsheet better and figure out how to add in the debt service so you can see if you can manage the deal.
