As we move into reviewing active projects, investing, and closing deals, we’ll be bringing two active opportunities to the club to walk through the full process together. I’d like to get a pulse from the group — who’s interested in participating in these projects? This could include: - Watching and learning through the underwriting process - Participating in the review and analysis - Getting involved as an investor, operator, or in another supportive role Once I have some feedback, we’ll schedule a live session to break down each deal in detail. Possible move .... ??
Good Saturday, all ... I've been working to build more value to the group and bring in some more resources, capital partners for deals folks wanted to bring in for funding, some strategies for finding deals, education for the self-storage business, etc. However, The Skool platform is not as easily set up for this as some other platforms out there. I have been experimenting with Slack and exploring whether we should move the group to that platform instead of Skool. If anyone would like to voice their ideas, suggestions, feedback, experiences with Slack, or anything they wish to share about moving this group, I would definitely love to discuss. I look forward to hearing feedback

I’ve been meeting with the Fractional team to outline our initial setup, with the long-term goal of growing into a Fund of Funds, and eventually a full investment fund. However, after a very insightful conversation with an experienced fund manager, I gained valuable perspective on how we might better structure the funding side of SSIC. In short, adopting a Joint Venture (JV) model can help us achieve the same overall goals, with a few strategic adjustments, while avoiding some of the new costs associated with the Fractional platform. They’ve recently introduced a new fee structure, which increases the overall cost of funds and could reduce member returns, especially on multi-million-dollar projects. I’ll be meeting with a few advisors to refine this new direction and finalize a structure that makes the most financial sense for our group. Once that’s in place, we’ll be positioned to move forward with investments. We already have two active deals being brought into the club, so expect to see some real momentum.
What SSIC Is And What’s Next
I want to quickly reset the vision for this group, where we are now, and how we’re moving forward. What this group is about This was never meant to be a “course to sell.” The intention from day one has been: - A place to partner, collaborate, and ask questions. - A place to learn the self‑storage business together (finding deals, underwriting, operations, creative finance). - A place to share tools, resources, and lessons learned. - And ultimately, a place to bring real self‑storage deals so members can learn from them and, where it makes sense, participate as partners or investors. Phase 1: Gauging interest (where we came from) I started SSIC here on Skool mainly to see if there was real interest in a self‑storage‑focused group. I kept things intentionally light while I worked behind the scenes: - Building the acquisitions side of the business. - Building the capital side so we can actually bring people into projects. On the acquisitions front, we’ve recently added three people to the team – a realtor, a broker, and a business broker, all to expand our outreach and deal sourcing. The goal is to start bringing live self‑storage opportunities into this group for us to review, learn from, and potentially partner on. Phase 2: Education + community (what happens here on Skool) Skool will be our home base for: - Community and conversation (posts, questions, wins, deal ideas). - Education: trainings, underwriting walkthroughs, and Q&A. - Replays of group calls. - Resources: spreadsheets, checklists, scripts, and SOPs. You’ll see this get organized into a few simple areas: - Classroom: core trainings and recorded sessions. - Deals: threads where we post and break down specific self‑storage opportunities together. - Resources: links, docs, calculators, checklists - Events: live underwriting calls, strategy sessions, and Q&A. Phase 3: Investing together (how we’ll handle deals) When we start inviting members into actual investments, we’ll use a dedicated investing platform that is built for group ownership and compliant capital raises (initially something like Fractional, and in time, potentially a proper SEC‑compliant fund or fund‑of‑funds structure).
