NC Hot Zip Codes
I see some people doing business in NC but the properties they put under contract have little to no buyer activity. Just because you can lock something up, doesn't mean you should. You should always be marketing where the buyers actually want to buy. So I am going to share my Hot Zip Code list here. How Long Does it Take You to Get Deals
Im generally curious to know how long does it take everyone on avg to get a deal under contract. I’m new and a lot of people make it sound easy but I know for a fact it takes a while to get a deal so I’d just like to hear from some experienced people to know a realistic idea of what to expect

It all depends on how good you are on the phone. The reason it takes most people a long time is because they aren’t good on the phone. They don’t sound confident and they don’t have a sales process. Get good on the phone and get good leads, you’ll close deals in no time.
my next steps
I’ve found 3 properties listed as ā€œoff marketā€ in New Rochelle, NY. I’ve done the ARV for all 3 properties but I’m unsure of what my next steps should be. Or if these properties would be worth continuing to the next steps. I’d love some help and more than willing to JV if you feel these homes can sale āœØā¤ļø

Call the sellers and see if they are interested in selling. That should always be your first step. If you are running comps on a property not knowing if they want to sell you will end up wasting a lot of time
Question for the cold callers…
Hey yall! What do you guys do to avoid getting your outbound number labeled as ā€œspam likelyā€. Yesterday was my first time cold calling thru GHL/ninja mode with an a2p verified number, about 50 calls in I realized that the number was now labeled as ā€œspam likelyā€ (it wasn’t before). After some research online, it seems like most people either rotate/burn numbers or get their number registered across different carriers to combat this issue. Appreciate any tips or insights.

If you use https://freecallerregistry.com/fcr/ it registers it on multiple agencies.
Proof of funds before every assignment?
I have a cash buyer, we just closed on a property last week and I just assigned another to him yesterday. I have another property that he said he wants, but I’m wondering if I should ask him for another proof of funds to make sure he still has the cash. Thoughts?
