Fabulous HH, seller's agent question
What an incredible Happy Hour! Thanks Nick for hosting. I didn't even get to ask, Nick, why do you think a seller's agent is more important/pivotal than a buyers agent (I believe I heard you say this in a podcast)? What do you think they DO provide in wrangling that sale to the finish line. Thank you.

@Nick Aufenkamp OK so what do you think? Zillow buried my listing because I’m a FSBO. Have a nice sign out. Seller in this type of market - representing oneself
What about if you want to sell your own home? I have done this three times now, and used a real estate attorney. The buyers also used an attorney, and it was done very efficiently. Both parties saved money, and the lawyers each got a few hundred dollars for their time and the contract creation. Are there any pitfalls that anyone can see in this scenario? Has worked fine for me.

Funny you mention that. I have always wondered why people don’t use an attorney to negotiate the P& S because less expensive than a realtor. I know folks who did just that on a FSBO last week and went smoothly. Here in N.C. you must use an attorney to close on real estate anyways. They sold for $800,000 on word of mouth sale and paid attorney $1,200 to do P&S and closing.

@Nick Aufenkamp well I will be a self represented buyer on the other end eventually in Portland OR. We always like to go directly to the selling broker on a listing to avoid a buyer brokers commission. Always felt that we did not need them as we are pretty knowledgeable, protected by inspections, etc. Have sold 6 homes as FSBOs and only had to pay a buyers agent a couple of times.
