Novation
Has anyone had this problem on a novation. Look to double close on B-C. Inspections are this week and lender for B-C wants a copy of the A-B. The title company does double closings. But today my realtor that has the novation listed is telling me the lender for the buyer we have in place is asking for the A-B agreement. Should I send the agreement with purchase price redacted?

I'd be interested to hear how others have handled lenders requesting the A-B agreement on a double close and whether redacting the purchase price caused any issues. Hope someone with experience can weigh in.

I did 147 deals with only 3 investor friendly agents.
I was curious so I looked back in my paperwork and I found that 147 of my deals came from just 3 agents. Finding a good investor friendly agent is not easy.. but this trend I am seeing may help us a little, recently I’m noticing that some sellers are starting to come back down to earth with their asking price. And as far as agents go... 74% of all Realtors sold zero homes last year.. Let's help some of those agents make a sale.

I keep in touch with some of the cops and firemen who were part of my private real estate investment buyers group. Last week, I got a call from a retired police officer I had sold eight houses to. He was a lieutenant when he bought his first property, and by the time he got his eighth, he had been promoted to captain. I sold him those houses over 20 years ago for $100,000 to $150,000 each. Today, every single one of them is paid off and worth between $700,000 and $800,000 each. His portfolio is now worth around $6 million. He’s also retired from the police department, and he called to thank me for making him a multimillionaire. I told him, “I didn’t make you a multimillionaire. Time and leverage did that.” To all the young wholesalers out there: keep a few houses for yourself. Let the magic of time and leverage do the same for you. You’ll thank yourself later.

SMS Marketing Recommendations
Does anyone here use any SMS apps they could recommend? I'm looking for some comparisons to one I'm thinking about using. Its $50 a month, $30 to get A2P approved and super cheap at 1.5 cents an outbound only SMS text. But I'm kinda not sure what to compare it to. They are pretty new and geared towards wholesalers, so they have awesome support and they're building features mostly towards real estate but I'm new to it. Anyone recommend anything else they trust?

I'm interested in seeing the recommendations too. I'd also compare deliverability, ease of use, automation features, CRM integrations, and customer support not just the monthly cost. Curious to see what others are using successfully.
