Total Marketing Sent (how many texts/mailers): 17,734 text sent out & 1 caller Gross Lead Submitted to CRM: 41 Qualified Leads: 30 Offers Made: 10 Verbal Offers Accepted: 7 Contracted Signed: 2 Projected Profit: $30,000 One Bottleneck: Low offers & having a lot of trust objections we haven't been able to overcome. Hence the low signed contract to verbal ratio. Low offers compared to qualified leads pushed to the CRM as well.

Weekly KPI Update — June 19–26
- Called and texted approximately 400 property owners - Generated a few warm leads - Preparing to send out two offers tomorrow - Almost finished working through my current county list - Already identified the next nearby subdivision I plan to target Biggest lesson this week: I realized I cannot just choose random parcels and focus only on sending out a high volume of outreach. The quality of the parcels and the demand in the area matter just as much as the quantity. Moving forward, I’m going to be more intentional about choosing properties that have real buyer demand instead of contacting owners just to hit a number. Overall, it was a productive week. I’m continuing to improve my process, finish each list, and move into the next area with a better strategy.

Perfect. When you are sniping subdivisions, it is good to stop wasting time on unqualified parcels you would’ve even buy. It’s easy to do that especially because you usually pull up the parcel while you make your calls anyways

Authorization To Sign Listing Docs and Offers Be it acknowledged that I/We, ________, the Seller, do hereby grant a limited and specific authorization to ____________, as my/our Attorney-in-Fact. Said Attorney-in-Fact shall have full authority to undertake and perform the following acts on my behalf, related ONLY to the property identified by __________, STATE: 1. Authority Granted. Seller authorizes the Attorney-in-Fact to market and show the property on any online platforms for the purpose of securing an end retail investor partner to purchase the property. This includes executing listing agreements, disclosures, purchase agreements, addendums, amendments, and any documents necessary to accept offers and facilitate the transaction. The authority herein shall include such incidental acts as reasonably required to carry out these powers. 2. Expiration of Authority. This Authorization shall expire upon the earlier of: (i) closing of the transaction, or (ii) the expiration or termination of the Purchase and Sale Agreement, under which closing shall occur on or before November 15th 2026, and Buyer shall have until that date to secure a end retail investor to purchase the property. This authorization shall automatically terminate upon my/our death or incapacity; provided, however, that any person relying on this power of attorney may rely upon the authority of the Attorney-in-Fact until receipt of actual notice of revocation. DC Purchase Agreement Verbiage
SECTION 6: ASSIGNMENT & AUTHORIZATION 6.1 Investor’s Right to Assign: Investor Buyer has the right to assign this Agreement to a third party or nominee prior to closing, provided such party agrees to perform under the terms of this Agreement. 6.2 Authorization to Partner, Advertise, and Access Property: Seller hereby authorizes Investor Buyer to engage with third parties, including potential partners, or retail buyers for the purpose of facilitating the purchase of the property. Seller acknowledges that Investor Buyer may partner with one or more third parties to complete the acquisition and/or take title to the Property. Seller further authorizes Investor Buyer to advertise and present the Property publicly, including through online platforms, and to permit reasonable access to the Property for prospective partners, or representatives to inspect or walk the Property, provided such access is conducted in a lawful and non-disruptive manner. 6.3 Authorization to Sign Listing Documents: Investor Buyer is authorized to execute listing agreements, sales contracts, addenda, and disclosures as necessary to facilitate the resale transaction.
