seeking advice on a unique property
I met with a couple who may be selling a property near me...large family home with a commercial component (the husband ran an equipment repair business). It's really a unicorn in the middle of a residential neighborhood. I gave them my opinion on value which is pretty far apart from what they hope to get. Though it is a large parcel, it is not subdividable. Any advice on whether this might be an opportunity to put out to investors?

@Josh Schoenly I completely agree that would be our best target buyer and of course that's how I approached it. I did bring a commercial agent with me to the property and then we each did our own valuation and came up in the same range. I was primarily comparing the home itself to recent sales (comparing lot size, living area, condition, updates) and then added $75k. It's tough to comp the commercial component simply because there is nothing like it in the town. Just was wondering if there would be any advantage to putting it out to the investor community.

@Daniel Pharo thanks for your input. I also brought in a commercial broker with the same intent. Here the zoning does not allow for division. at this point we're not even certain the town will allow a new owner to continue operating a commercial business. The current owner was highly favored when he petitioned for the licensing and permit. Family was well-connected in town for many years.

And I swear to God, Josh I almost forgot to ask him that and I wouldn’t have uncovered. These two other really good deals, possibly…" - David "BRAVO!!!! 👏🏻👏🏻👏🏻 mind me sharing this story with the community?" - Josh "Not at all go for it it just goes to show you that you make sure you ask those questions before you hang up the phone and you never know what you’re gonna uncover cause I almost had to catch my mouth as it hit the ground when he said he had the 5 acres behind the house that’s basically commercial and he had this dentist office he was thinking about selling!" - David "and yet I still seem to forget more frequently than I would like myself" - Josh "My conversation with him was for about at least 30 minutes about the home. I went to take a look at as we were finishing up what he wanted and all that stuff and what I could try to help him market it to different flippers and buying and hold investors. And we were just saying our goodbyes and that’s like I said when I remembered oh you don’t have anything else you want to sell do you know?
