When I’m cold calling using Google voice or the XLeads dialer and finally get somebody that wants to sell. Should I give them my personal number at the end of the conversation or should should I do all communication through the dialer I’m using? also I’m trying to reach level 5 so drop a like and a comment so I can return the favor!

I'm new here but just closed on my 2nd wholesale last week. The lead came from a friend of mine who had seen on Facebook that I buy houses. (I need to definitely be more consistent about posting about once a day that I'm looking for houses to buy!!) I met with the seller and learned that they just wanted to be done with the house as they knew it needed work but didn't have the money to fix it up on their own. I showed them the math of how I was arriving at the offer price and explained the different ways I would be making money off of the deal. Also explained how they could do it too if they wanted to. In the end, they chose to sell it to me because it was the easiest route. I continued to communicate with them, setting up proper expectations about what was going to happen next. And they were happy at closing. ☺️

So after all the analysis and all the number crunching and verifying and corroborating with ChatGPT, I scheduled 6 offer emails to go out. (3 Cleveland, OH properties, 2 Columbus, OH properties and 1 Akron, OH property) They are on market properties so I'm nervous/scared from all the horror stories of dealing with agents and realtors who have a negative attitude toward Wholesalers, however, I'm moving forward, past the fear, as I have been since I rededicated myself to take this thing serious come hell or high water.
