No, I have did plenty of deals in HOA. I would just suggest do your research and find out what they pay monthly.

Good afternoon Closer Family, I had a quick question. For those of you who have made calls so far. Do you give the seller your business name or your name when you call? Like say I would say I am Melanie P and my company is looking for investment property in your city. If so and you give your company name what if they try to look up your company and it does not come up when they try to search for it and the seller ask you about it. What do you say? Thanks!🤔

I would not say my full LLC company name. If you call someone on the do not call list and they have your full name and company name they can attempt to sue you. It does not mean they’re necessarily gonna win but it’s still gonna cost time and money to fight the judgment. If I mention my company, I always abbreviated Don’t overthink. First and last name works fine.
Seller call
Use the script but at the same time you do not want to sound the exact same as everyone else. You always want to keep in mind. These homeowners are getting multiple calls and messages a day. Typically, they are extremely frustrated regardless of their situation. My first thought when I'm making the call what can I do to help their current situation? How can I add value besides the typical purchase the property? Lastly, I want to be totally different than anyone else they have spoken to

@Niema Womack Tthe homeowner wants 70K as soon as I get the pictures I’m gonna negotiate 65 to 55K. I still have a long way to go. If I rush the process, I will be like every other real estate investor that he spoke about in the beginning of the call. I will educate him when I have a little bit more info about the property.. I appreciate the feedback thank you

@Niqua Kedar There is something called (Pattern interrupt) You want to do something that confuses homeowners or stops the pattern of just them hanging up on you. Record one of your calls and upload it. Trust me it would definitely help.
