Dispo tip 💎
Dispo Tip for Wholesalers: Stop relying on lockboxes. We do group showings instead — and here’s why: • Creates FOMO & urgency • Keeps things organized • Gives us control of the convo • No more chasing buyers who ghost after solo walks • No more missing keys or random visits You get better offers when you control the process. Control the flow, close the deal.

I’ve had that happen sooooo many times and unfortunately had to learn the hard way by losing out on deals, losing the keys, having to change the locks and get new lock boxes. The biggest difference is Here in Baltimore we have a shit ton of boarded up properties so lockboxes aren’t technically needed, unless you’re going to more desirable areas. Most of the investors I’ve done business with here were attracted by the close proximity these properties were to downtown Baltimore, they’re cheaper, it’s a blank canvas and since the city already has plans to redevelop in those areas they’re getting in early before things get too expensive and they can just ride the wave of appreciation as the ARV rises and that’s typically who we catered to. So what I did to combat squatters and stolen keys (if the house had a door) was I hired a contractor in need of work who would meet with the buyer, this way the buyer could get a semi scope of work while viewing the property with a knowledgeable contractor who would then get the job. On my end it would ensure the house is secured after each person tours it, make working with me a resource and show that I want everyone to win despite the issues I’d run into. Having a showing is SOOOO much easier and effective because it cuts down on the back and forth, chasing offers, and loss of keys. One showing and then boom let the offers come in. I get it and love that route @Christopher Crump thank you for sharing it
Epic meetup!

Acquisition Tip of the Day: Set Up Dispo Success Before the Ink Dries
If you want to dispo deals with speed, clarity, and confidence, it starts upfront in the acquisition convo—not after the contract is signed. Here’s the play: When you’re locking up a deal, don’t pretend to be the end buyer. Be honest. Be a pro. Position yourself as the connector you are. Say something like: “Just so we’re on the same page—I’m not the one moving into this house or flipping it myself. My role is to bring in one of my vetted capital partners to fund the deal and close it. Once we agree on price and terms, my job is to go make that happen. So next week, you’ll likely have one or two of those capital partners walk the property—that’s just me lining up the back end. Your agreement doesn’t change. What we agree on is what you get.” That simple conversation does three things: 1. Sets seller expectations early—no surprises. 2. Protects your credibility when buyers show up. 3. Gives you dispo runway to bring in offers without drama. Dispo success starts with clean acquisition communication. Be clear. Be confident. Be the connector.

Transparency is the way to go. Most people want to do business with “people” not corporate juggernauts that they can’t relate to. There’s something extremely special within that approach that I love. You’re able to help someone and make a profit that’s true balance right there. Thanks @Christopher Crump
The Facebook Sniper Approach to Build a Focused Buyers List (Free & Fast)
Here’s one of my favorite free & effective ways to build a hyper-targeted buyers list using Facebook. I call it the Facebook Sniper Approach: Step-by-step: 1. Join all the local investor, fix & flip, and cash buyer Facebook groups in your market. 2. Use the search bar inside each group and type in the zip code of your deal (ex: 75150). 3. Look through posts and comments from the last year where people were talking about deals in that zip. 4. Find buyers who commented that they were interested. 5. Friend request them, then send this message: “Hey [First Name], saw you were interested in a deal in [ZIP]. I’ve got one coming up — can I give you a quick call about it?” This gives you: • Buyers that are already looking in that exact area • Real conversations where you can vet serious buyers • A growing list of buyers without spending a dime Yes, it takes some digging — but this sniper-style method builds a real buyers list you can actually close with. Try it today and comment below if you’ve done this before (or plan to).

Sheeeeeeesh!!!!! Half a mill in assignments is crazy Can’t wait. More important than the money are the steps that worked and the consistency in those steps and the commitment.
