Florida Land Buyer Update- 🏝️
Did you know that in Florida there are 13,000 + Cash buyers for land that each own OVER 100 parcels!! Florida still has some areas that have "affordable" new homes as well. Here are the top counties for new builder permits: 1. Lee County – 671 permits  2. Polk County – 581 permits  3. Pasco County – 480 permits  4. Manatee County – 408 permits  5. Duval County – 295 permits  As you can see there are a lot of transaction on vacant land infill lots. For pricing make sure you are 30-40% +/- below recent sale prices. This is a general guide but each property requires additional discretion. Make sure to note things like water access, corner lots, lot size (most are .25 acre), etc. If you find one of these send it over, I have the buyers! Assignment fee cap???
I had a title company here in CA tell me there's a cap of 20% of the purchase price for my assignment fee. Who has ever heard of that or something similar?

No 👎 that is wild. Just call 3 other title companies immediately and ask if they have that rule... they dont. I do see title companies make their own rules from time to time. And they can based on underwriting the title insurance. I worked in title.for 5 years in San Diego. You just choose another company. BTW if u flip a 10k piece if land your max profit is 2k? Lol no
