Assignment fee cap???
I had a title company here in CA tell me there's a cap of 20% of the purchase price for my assignment fee. Who has ever heard of that or something similar?

No šŸ‘Ž that is wild. Just call 3 other title companies immediately and ask if they have that rule... they dont. I do see title companies make their own rules from time to time. And they can based on underwriting the title insurance. I worked in title.for 5 years in San Diego. You just choose another company. BTW if u flip a 10k piece if land your max profit is 2k? Lol no
Florida Land Buyer Update- šŸļø
Did you know that in Florida there are 13,000 + Cash buyers for land that each own OVER 100 parcels!! Florida still has some areas that have "affordable" new homes as well. Here are the top counties for new builder permits: 1. Lee County – 671 permitsĀ  2. Polk County – 581 permitsĀ  3. Pasco County – 480 permitsĀ  4. Manatee County – 408 permitsĀ  5. Duval County – 295 permitsĀ  As you can see there are a lot of transaction on vacant land infill lots. For pricing make sure you are 30-40% +/- below recent sale prices. This is a general guide but each property requires additional discretion. Make sure to note things like water access, corner lots, lot size (most are .25 acre), etc. If you find one of these send it over, I have the buyers! Quick Start Tips For Newbies
1. Dont be a victim. It is never a lack of resources, only a lack of resourcefulness. 2. The barrier to entry is high because the rewards are life changing. Therefore the obstacle is the way! If you come up on an obstacle (you will many times), you are being tested to see if you deserve this... RISE! 3. Never stop marketing. It takes a hurricane force to drive the water over the levies (Hurricane Katrina Analogy). If you let off the gas the water level drops right back to where you started. If you push hard enough for long enough the water will cross the levie and you will get paid. But even then, definitely dont stop marketing! 4. Your competition (95%) is lazy. Be consistent and you will win eventually. Simply wake up and make the calls and you will be ahead of 95% of wholesalers. 5. There is no such thing as "I dont have enough time." You simply have other priorities.. which is fine. Decide what is most important and dont make excuses. 6. Get off social media. Realize you want to be seen before there is anything to see. Turn it off and show up for yourself and your family by mastering this business. 7. Shoot first aim later. Yes some pre-game is useful but recognize when it is stopping you from taking action (fear). 8. Make it a GAME of monopoly. Have fun and dont be tied to the outcome. This makes you fun to deal with and metaphysically opens you up to receive. 9. Remember you have a suitcase full of cash when talking to sellers. Not literally... but you must maintain Alpha (in a good way) because you are the BUYER. If you lose this early in the call, it is over. 10. Make your word impeccable. This is a small industry and you will get burnt out of it fast if you lie and manipulate. Also your karma will get jacked! Dont lie to yourself (most important) or to others. 11. (Bonus tip) The faster you turn down deals the faster you get paid. One of the biggest mistakes I see newbies make is holding on to a "deal" that was never a deal. How bad do you really want it?
