I have hungry buyers for land and homes in FL, MI, and TN
just assigned another 10k deal in Tampa yesterday! I have hungry buyers in hillsborough, and duval county fl. Looking for single family homes, preferably at least 3 bedrooms but I just assigned a 2 bedroom no problem! They’re also looking for infill lots with utilities. Purchase price depends on comps, new construction prices, and whether or not it’s in a war zone. If you need help comping or locking up a deal, I got you! 865-200-1910 I also have several land and house cash buyers in Knoxville TN and surrounding counties. Same criteria. I have a lot of land buyers only in Knox county, Blount, and Sevier that only want lots they can do new mobile homes or cross mods on, need to be zoned correctly to allow that, but I also have land buyers for any lots if they make sense for a new build.*** MAKE SURE IN TENNESSEE YOU HAVE PROPER TN ASSIGNMENT LANGUAGE OR SOME TITLE COMPANYS WILL MAKE YOU DO AN ADDENDUM TO BE ABLE TO ASSIGN AND CLOSE**** Michigan: Oakland, Macomb, Wayne, washtenaw counties Single family homes or duplex’s. SMS Marketing Help Needed
I’ve been wholesaling for around 2 months with my partner and honestly I’m struggling to figure out which lists actually work best for texting. We started with basic XLeads lists but competition felt very high. Then I tried code violations and distressed property lists, and recently Driving for Dollars as well. I manually pulled around 200 D4D leads and it took me almost 2 days, but the results still weren’t great. At this point I feel like I’m bouncing between strategies without real direction. If anyone here is actively getting deals through SMS/text blasting, I’d really appreciate any advice on what list types are working best right now and what I should focus on consistently. So far we’ve reached around 8–9k people total but still haven’t seen strong results yet. Any guidance would mean a lot.

1,000 texts a day, always call every lead don’t pre judge the lead. Call them regardless what number they say, dig in motivation and pain, if they don’t sell then, doesn’t mean they won’t later, put them on a follow up drip, and set a task to call them in a certain amount of time just to make sure they ever got the property sold. All of my good deals have came from leads I initially contacted 2-3 months prior

75 days??? Nooooo hit them every week if they’re actually looking to sell but price wasn’t right. Because if they don’t end up getting their price, you’ll be fresh on the mind!!!! If they didn’t wanna sell at all then put them on a 3 week drip every 3 weeks for a year
