This helps greatly with dispo, I’ve created these Property Overview documents. The buyers and buyer agents always ask the same questions… and a lot of times, we as the investors are the most knowledgeable. This helps remove friction greatly on the dispo side! Bc it even does the CMA for the agents and cites all references to be individually verified. Game changer for me.. I attached an example doc. here is how you created it with Claude: Inputs: - County UDO - LAST DEED - PLAT (if avail) - GIS Printout - Property tax card - Parcel info: APN, Zoning, Acres, address Tell Claude this is a customer facing document to inform your end buyers and agents to assist with dispo. Comps can be pulled from Zillow or Redfin (even better if you have access to the MLS in that area and you can pull that data).

@Dave Denniston I love this idea! I’ve been so “in my own head” about hiring since I started in land, but I know it’s way past due. Things like this will help a lot, bc I’m concerned about hiring/leading/managing an overseas role.

Giving feedback that improves performance
Early on, a lot of us avoid giving direct feedback. We don’t want to come off too harsh. We don’t want to discourage people. But here’s what happens instead... Mistakes repeat. Standards stay unclear. Growth slows down. In this business, that shows up fast. Good feedback isn’t about being harsh. It’s about being useful. Clear enough that someone can actually improve. That’s leadership.

100% agree with this. I’m working on this personally. I hate “making ppl feel bad” or “discouraging”. But thats looking at the potentially short term effects… instead of the long term benefits and improvements. I’m learning having hard conversations sooner helps everyone. They are still hard tho lol.
