Business structure and property titles
Maybe someone can chime in and offer some guidance. I just viewed one of Brian’s video on funding/Title and he mentions the property titles being titled in the holding company’s name…I think or maybe I misunderstood that part. This part confuses me. The structure I have now is the following without the LLC owning/ Titling the properties…want to make sure I’m doing it right Trust owns my Holding company Holding company owns my real estate LLC Real estate LLC…owns/Titles the property. I currently have two rentals but they’re titled under my name not the LLC. Also, My concern is when doing a quick claim to tile under my LLC will the bank call in the loan? Please confirm which holding company or LLC the properties should be titled to. Thank you

Brian just to confirm. The llc owned under the holding company should be the title holder correct? It would seem sensible this way adding another layer of protection… if the holding company holds title and the llc under it only manages the property…would the holding company if pierced by a lawsuit have all properties titled under the holding company be compromised? Shoots!!! I’m going mental…hahaha😁🤙 any advice would be appreciated. Mahalo

Strategies to grade local market?
Was wondering if anyone uses or came up with a formula or standard approach to analyzing economic growth, property location, demand, etc on a grading basis. I havnt reached that point in the program yet. Something Similar to Brian’s analyzer for the properties but analyzing for long term growth, rental demand, renter quality etc for markets of interest.

I am flying out to St. Louis and Orlando for the week to network with the top 200 real estate coaches in the industry. Insurance
Haha so I got an email from my property manager after my call with Brian yesterday evening. My solar water heater panel has been leaking and water made its way into the master bedroom. Big bubble in the ceiling drywall. Panels 18yrs old and time to replace along with any repairs. Was wondering what type of insurance everyone uses that might off set costs like this in the future from normal wear and tear. Kind of bummed…have plans to buy my first turn key soon…lucky I have a decent treasury and reserve set up to cover this…TIA
