Rollup door contact needed
Anyone have a connection or contact for reasonable priced rollup doors? I need to replace some 10x14 doors and I've gotten some crazy high prices.

Good morning @Braden Souder, send me the count for what you are needing, and I'll see what I can do to help. I'm with Janus/BETCO. [email protected]
Weekly Call Recap -> Flex Space Connect
Flex Space Connect wrapped this week, and the Basecamp crew who made it to Houston came back with a lot to talk about. @Cody Payne dropped a pipeline number that turned heads. @Yog Melwani initiated a real debate on whether this asset class ever institutionalizes like self-storage did, and @Jeff Paschal added his perspective from 19 years at PS Business Parks. Steel pricing, fresh debt terms from the week, and a new build method that can save six months of interest carry all came up too. Full recording here -> Flex Space Connect Recap --> And mark your calendars: Will and Thaddeus are putting together a small, hands-on developer workshop in Denver, March 11-12, capped at 25 people. More details coming soon. If you were in Houston, drop your biggest takeaway below.

Thanks for sharing the recap episode for this of us that couldn't make it this week @Will Skillman. Overall, the event did seem more geared towards the new/novice developer, as stated by Will and others. That being said, as someone starting the process of getting their first personal development off the ground, it was incredible. The conversations around the event truly felt engaging and that you were having them with well-informed and experienced people. From title and loans to builders and operators, everyone was there to share knowledge and to learn from each other. No competition, just help.
Networking event in Houston was a blast!
Thanks to everyone that showed up in Houston. We packed the room with over 50 people. It was great to meet everyone in person and talk Flex. A big thank you to @Barry Sherman Sherman at S3 Partners and @Nick Basso Basso at Kiwi II for sponsoring the event.

Small Bay Feasibility
I have been going back-and-forth on a 96,000 SF development. I did my due diligence, but the market data that I could find was sparse at best. So I delayed...and delayed. I just couldn't get comfortable and my lender was asking questions that I just didn't have data to support. Finally I engaged Wayne Bares and Cody Payne at Small Bay Feasibility to build a feasibility study that would give me the data that I needed to feel confident with the project. The Feasibility study they provided is very comprehensive. It supported many of my assumptions, and provided a list of conditions that I need to address to improve the chance of success. My lender loved it and I now have real data, provided by an industry leader, to support my investor pitch deck (not just assumptions). I have always been a value-add investor and have that process down. Now I have the resources and confidence to jump into developing a larger small bay complex. If you are experiencing the same challenges finding real data in your market to support your small bay development, reach out to Wayne and Cody. It is worth the conversation. wS

Love seeing the transparency on the amount of work you put into these projects from the start Will. And glad to see this site still being a viable option for you to do some ground up construction.
Basecamp Networking Event in Houston
I am looking forward to seeing everyone in Houston for the Flex Space Connect Conference. I organized a Basecamp networking event the night before the event. It will be great to meet many of you in person. Date: Tuesday, September 29th Time:6:00-9:00 PM Venue: The Flying Saucer, Sugar Land Town Square (private room in the back) Walking distance from the Marriott, which is hosting the conference. No agenda, no slides, just a chance to put faces to the names you've been seeing in the community every week. Come have some food, a drink, talk shop, and meet the people building alongside you. Hope to see you there. wS
