Hi all, I’m a newbie and also a late starter. I’m absorbing and taking in as much information as possible. I haven’t got any assists or collateral of any kind. I’m hoping to avoid as much of the pitfalls as possible. Im looking forward to my new venture, I’m homing to be able to eventually quite my day job and go into this full time. Is that possible?

Welcome, @Karen Royle ! Starting without assets or collateral can feel challenging, but it doesn’t mean you can’t build a path into property. The key is learning the numbers, understanding different strategies, and focusing on building skills and relationships before taking on too much risk. I started with plenty of challenges myself, so I know how important it is to learn from other people’s experience. What property strategy are you most interested in learning first?

@Karen Royle, I completely understand where you’re coming from because when I started, I didn’t have capital either. My main goal at the time was to find a way to eventually leave my 9–5, and I had to learn how to create opportunities without having everything in place from the beginning. I started without everything figured out either, and one of the biggest lessons I learned was not to rush into borrowing or buying before understanding the numbers and the strategy. If I were starting again, I’d focus first on learning how to find and analyse good deals, building relationships with agents and investors, and choosing a strategy that matches my current resources rather than trying to force a deal too early. Hey everyone I’m Susan. I’m a total beginner in the property but watched lots of stuff online. I’m in the construction industry so have some knowledge and experience to offer. I’m looking at sourcing and R2R to begin with I think, to build some capital or until I get more knowledge and experience! Lol.. Let’s get this party started! 😉

@Susan Mcfadyen Definitely. I agree, we can learn a lot from each other, especially when we’re both looking at deals from different angles. And being in the middle of a deal is exciting; the numbers really are what make or break it. What are the numbers looking like so far, and what’s the biggest factor that could make you walk away?

@Igboanu Chibuike That’s a great plan, and definitely achievable with the right strategy. I’ve been in the property business for about 5 years now, and I’ve faced quite a few challenges along the way, but I’m grateful to say I’ve achieved almost all the goals I set for myself, especially building toward financial freedom. One thing I’ve learned is that it’s not always about working harder, it’s about working smarter, understanding the numbers, and learning from people who have already been through the process.
