I see all kinds of companies promoting their shiny new tools. Are they really that important? The average agent does 3-5 deals per year. Do you really need more shiny stuff or just more human interaction!

Welcome! One thing I wished I knew was that I "thought" I was a good salesperson because I could speak confidently with people. Only to realize that I could "talk" and not "close." Very big difference. I read some of Grant Cardone's books to help me with that. Figuring out where your weaknesses are I think is important in this business.

How do you source leads?
Hey everyone, super excited to be here. Wanted to jump in with something that's been on my mind, how are you all sourcing your leads? I know there are services to purchase leads but that can get a bit costly, anybody had luck with other approaches? I've had some friends mention doing your own lead sourcing from public records or web scraping but im still learning and didnt know how successful that may be. Curious if anyone else has had any luck with these alternative approaches. Any insight or feedback of your experiences would be much appreciated and I hope you're all having a great day for now!

The first deals to close in real estate are already in your cell phone contacts. Just telling you what I did and it might work for you if you stay consistent on it. - Went down the line calling everyone I had in my cell phone contacts. NOT to pitch them or ask them for a referral but just to "catch up." Eventually people would ask, so... what have you been up to? - This was the point where I would in an almost dismissive manner say, "Well, I'm doing this real estate thing. I'm looking for houses in physical distress or houses in financial distress. People are sometimes a little embarrassed of those types of situations so I offer discreet assistance in those types of situations." Simple. What I realized is that when someone has a problem with that type of stuff (a busted house or behind on payments) they normally first confide in someone close to them. Lots of people turn to Google for answers. In my experience though, relationships trump everything else. Had a situation with an attorney that I knew. He asked me to help his sister with the house because he didn't want to get involved and it seem like he was taking advantage. I made the offer and had a verbal acceptance; just waiting on signatures. Well, over the weekend, she talked to her neighbor who was a LONG-TIME friend and a trusted individual and she signed with him for LESS than what I had offered. Wild! Relationships.

When I first got started, I thought I needed more knowledge, more strategies, more “perfect timing.” But honestly? That just delayed everything. What actually started moving things for me was simple: I stopped over-planning and started taking small, consistent actions, analyzing deals, reaching out, and learning from real feedback instead of theory. And that’s when things started to shift. Now I notice this pattern everywhere: People know what to do… they just don’t do it because something is blocking them underneath: • Fear of losing money • Overthinking the first deal • Not knowing where to start • Waiting to “feel ready.” Let’s be real for a second What’s the ONE thing actually stopping you from taking action in real estate right now?
