I am working on a 54 unit/ 74k SF flex development in Warren County / Maineville, Ohio and my team is running into problems convincing the local water department that flex is a low volume water user. Has anyone else run into this problem? Currently looking at a $260k tap fee! The county engineer is estimating the parks usage at 180,000 gallons per month... If anyone has usage data they would be willing to share it would be greatly appreciated! I am working on a building a data set of comparable flex developments water usage in hopes they will reconsider usage estimates. If you have data to share we would like to know the Square footage, # of units and # of restrooms along with avg gallons per month (copy of a monthly statement to support)

@Tyler Jones I just started to get into the GC business after 12 years in self storage development in the midwest. Built my last 3 self storage projects but finding out flex is a bit of a different animal. Started on my first flex project last summer and building supplier feedback was that welded / heavy steel would add $5-10/SF in cost vs. Light Gauge (these were building suppliers traditionally serving the self storage market). Do you find that to be the case? When you say Welded are you referring to heavy steel?

First Development Project
Hey guys, first time joining a Skool community and posting My fiance and I are based in Austin TX, but recently started acquiring small flex space properties in Central Louisiana where we grew up We’ve purchased 2 buildings, one for $69k ($80k after improvements) and it’s now leased for $1,400/mo Our 2nd property is 2,600sqft + mezzanine office where we purchased for $45k but after improvements we’ll have close to $80k also in that property with target rents at $2,200/mo I’m looking to develop a small warehouse park in the 15-20k sqft range next year and looking for guidance on how to source materials/trades effectively to get my costs down. The market I want to build in is also a bit hard to do deep research on so that’s also where I’m still learning on how to compile that info. Pics under the post of our first 2 deals for attention

@Colton Saucier I agree with Will on the local / regional banks. Look for a few commercial lenders at those banks via LinkedIn and reach out. If you can tap your network to get a introduction it goes a long way!

@Colton Saucier 20-25 year amortization, 5-7 year terms and rates that float after 5 years are going to be pretty common with local / regional banks.
Starlink
We have a client who uses Starlink for project internet and security. Tenants can use it and HD security camera footage is stored in the cloud. Anyone else?
