Just wrapped up Phase I of the Real Quick Funds Funding Hub. 👊🏼 The biggest shift for me wasn't learning new funding products. It was learning to think like a funder instead of just someone looking at deals. A few things that really clicked: ✅ Every deal has to fit the Funding Box. Not every deal deserves funding. ✅ Protecting capital comes before speed, and speed comes before profit. ✅ The real work happens long before money moves. Contracts, title, HUDs, timelines, and verification all matter. ✅ Confidence doesn't come from memorizing every scenario. It comes from understanding the process and taking action. My background is in construction project management, so I found myself seeing a lot of similarities. Every successful project starts with planning, sequencing, communication, and managing risk. Transactional funding is no different. Now it's time for Phase II... finding deals. I'm looking forward to connecting with more wholesalers, investors, and creative finance operators. 🎉 Win to share with the community! Today we funded a $15K EMD for my client on a seven-figure, real estate-backed business acquisition, on a tight two-day timeline. Winning the business was not easy but I stuck with it. Big shout-out to @Justin Pilakka & @Manoela Oliveira on the funding operations team who moved quickly on a non-traditional deal. You turned the docs around fast, kept title on track, and made the whole thing clean & smooth. On to the next deal, which is a jumbo one 👀 🤝

Hey everyone, Josh here. Paul invited me into the group, appreciate being here. I’m working on a subto deal in Vernal, UT and wanted to see if it fits anyone’s buy box or if there’s interest in partnering on it. Quick overview:• Existing loan: ~$368K @ 3.5%• ~$70K to seller (no seller carry)• Rent ~$2,700–$3,000 range• Estimated value ~$480K–$500K range As it sits, it’s more of a long-term hold with modest cash flow, but the low-rate debt and some built-in equity make it interesting depending on strategy. I know it doesn’t fit a stack structure, but figured I’d share in case it fits someone’s model or sparks a different way to approach it. Open to thoughts or feedback as well, still dialing in how to structure these in a way that really works for investors.
