We manage 8 Blue Ridge Properties, with one launching in Jan. While the size, extra land, and owner financing is interesting on this one, there are several issues. First, it is 17 min from downtown. Thats pretty far to not have views. The deeded access to the river is nice, but its not river front. We have 2 we manage that had river access, and they just banned all STR guests from using that access. The other thing is the interior design and amenities is not up to the level of the top grossing comps in the area and really is just pretty average. Great amenities, views, 5 minutes from downtown, 5 bedroom. Interior is really nice, but average compared to top comps. Actual gross revenue for the year will be $80-90k. Which just goes to show you that the particular property in this post, in spite of owner financing, probably doesnt make sense from a numbers perspective. Obviously there are other angles in which you could build more units possibly. But as it sits now, I dont think the math makes sense. Just my two cents
