What are you guys using for cold texting? I was using iMessage and getting decent responses since people tend to accept texts more if they come through iMessage. However my account was temporarily suspended since someone marked me as spam. Has anyone used any of the texting platforms that support iMessage?

What tips or tricks do you have from going having done a handful of total deals (been wholesaling full time since November 2024) to getting a few deals done per month? I am currently getting Southern California but have started virtually wholesaling in the Tampa / St. Pete market to diversify myself from the the tough SOCAL market. Looking to get more deals done on a constant basis.

Has anyone ever sold warm leads? Is it common to sell a warm lead in an area you don't serve? Just curious because there are PPL companies selling their leads.

What is the best way to find the ARV for a unique property in Northern San Diego County (CA)? I was trying to run comps on the recent properties sold within 0.5 miles and there is nothing similar, even going back to 2 years. The property is sitting next on large lot, and the properties nearby are newer build (2000 and up).

I am primarily using TruePeopleSearch to skiptrace my leads, but most of the time the information is not accurate. Are paid skiptracing services worth it and do they provide better information?
