Section 8?
Has anyone bought a park with all Section 8 tenants? How does that work through the sale? Would you be concerned in buying a park that makes a lot of sense on Section 8, but not sure how well it might do if it wasnt for Section 8, if that makes sense?

@Caleb Hogan Yeah that makes sense. This park is in WV, so it makes me wonder if actually more of a benefit being Section 8 because of the avatar of the tenant. Owner hasnt tried to ask for rents bumps either since he has owned it. It would be profitable either way, but it appears more so if kept as Section 8 for this one in particular.
OpenClaw Install, Consulting, & Maintenance
My development team and I are going to be doing installs of OpenClaw for anyone interested. We are setting up automated processes to build and deploy these agents with pre-built skills for Real Estate investment and other more basic "Executive Assistant" and "Virtual Assistant" skills. Our setups will be on virtual servers, which means risk is reduced significantly from setups on your local device. Our goal: make Agentic AI accessible and easy to setup and use. Cost: Still percolating on this, but for the first group of 5-10 folks pricing will be reduced. Im new to all of this, and its hard keeping up with which AI is on top at this point in time. It feels like the flavor of the week. Is their any reason to think this will (Openclaw) stays relevant to learn on?

I dont own any parks but do still have mobiles on land. Does that qualify?
DONE - Here is a home we moved into one of our parks
Just thought I'd show you guys a home we recently moved into one of our parks and sold. We spent a lot more effort and time on this one as it's in a park I'll hopefully own until I die and it's also sitting at the entrance of the park where a lot more people see it. But I'm happy how it turned out and we have a fantastic tenant in the home!

@Michael Pansolini Yes about 18 of the 25 pads are POH. Seller Build the park in 1986. Every home needs work inside but mostly cosmetic stuff. I think theres an opportunity to be had but its a hoarder mess all over the park and property.

@Michael Pansolini I think the homes are able to be rehabbed and the seller has tons of the material for all the projects. Mostly it will be paying for labor to get them ready. I feel like they can be rent ready around 10K(ish) on average. Roads and utilites seemed to be in pretty good shape. I dont know how difficult it will be to get it rented up so that will be some homework to figure out. With not as much money coming in, I think if I can figure out a way to tie this up with as little money to get into the deal, there's a way (in my head) that it makes sense. Need to dive in to the seller more and see whats the true motivation here to get him not only to sell it, but to me.
