I made 15 cold calls with 3 connects, 1 wasn't the owner, another the address that I had was a freaking UPS store how in the heck did that get put in probates, and the last one it took everything in me not to tell the guy to stop being a d***. But all in all tomorrow Im going to try in triple my number of calls.

I realized for the first time today, why a CRM matters. I was literally looking for a phone number on legal notepads in my desk. Fortunately, I have a most numbers saved in my phone. The number I was looking for,... I didn't find it. For the next 30 days of "Tacking Action", getting a handle on my CRM will be the most important addition to my process as we make it through the 1st QTR 2026.

Yesterday I went to the clerk of courts and pulled probates an I ended up connecting an exchanging numbers with another wholesaler with plans of doing some jv deals in the near feature. After I left there I did D4$/RD4$ for about 2 to 3 hours. About 15 to 20 minutes before I finished up I received a call from one of my sticky notes, but it was the tenant of the property an not the owner. At least I know the strategy is effective and it makes me want to hang more stickies.

So I found an ugly property and I placed a sticky note on the door and I also got the address so I could find the owner and cold call. I searched on the county property appraiser cite, propwire and cyberback ground but came up with nothing. Can anyone tell me another free cite to find the owner of a property.

To anyone thinking about taking a break from wholesaling and coming back to it, don't stop because when you lose that momentum it's hard to get it back and start up again..
