Do anybody have any suggestions of where I can get reliable leads? on properties.

couple different ways, if your a realtor with access to an MLS you can look at expired listings. You could also use zillow/redfin/etc to look up foreclosures, FSBOS, pre foreclosures, things like that. And if you want to invest a lil bit of money, there is software out there can provide you listings of probate, divorce, absentee owners. examples of that software is propstreams. you know since your in here, you should take the wholesale course, LT goes over all of this in depth! let me know if you have any other questions tho, always willing to help!
