Hey yall. if only 1 out of 4 units are rented out would you send an LOI? It will not cash flow with only 1 but definitely will with at least 3. Owner left vacant since he wants to sell it.

I would move on to other cash flowing properties. You can do some discovery about the rental market, but for me, it's better to put time into properties with strong, actual cash flow.

Please start using the Deal Tracker.
We are going to start "enforcing" the deal tracker as people are submitting multiple deals to the same sellers. Some deals that are getting accepted by the seller don't even cashflow and they are killing deals that do work. I've heard this from a few different people and it's going to hurt the brand also and makes us look unprofessional. So, moving forward put your deals in the deal tracker and it will be first in regardless of LOI signed. Steven will be making the final word on this and we will most likely talk about this tomorrow/Thursday.

I can confirm what Bryan is saying. This has happened to me a half a dozen times already, where the realtor says "your group" has made an offer on this property or another one of our listings. We all have to do it or we are going to start stepping on each others toes.
