Overcoming Limiting Beliefs
One thing I've been learning recently has nothing to do with underwriting, cap rates, or deal analysis. It's mindset. When I first started stepping into multifamily, one of my biggest limiting beliefs wasn't that I couldn't learn the business; it was wondering whether I belonged. I've always had a big personality. I'm energetic, direct, and genuinely excited when I learn something new. Part of me worried that I might be "too much" for what was ahead. What I'm beginning to realize is that success isn't about becoming someone else. It's about becoming more intentional while staying true to who you are. The people I've connected with haven't responded to me because I knew all the answers. They responded because I was curious, authentic, willing to ask questions, and genuinely interested in learning while providing value where I could. I'm still early in my multifamily journey, but if there's one lesson I'm taking with me, it's this: Don't shrink yourself to fit into the room. Keep learning, Keep growing, Keep showing up, and Keep doing the work. The right people will appreciate your authenticity. Has anyone else had to overcome a limiting belief when entering real estate?

Introduction
Hello everyone! I’m Jennifer Novak, founder of Novak Multifamily Group. I'm excited to join a community specifically focused on multifamily strategy because this is exactly the business I'm working to build. My current buy box is primarily 10–50 unit, Class B through C/C+ value-add multifamily properties in Georgia without heavy repositioning. Right now, I'm spending a lot of time underwriting. I'm learning to look beyond what's presented in an offering memorandum and dig into the T12 and rent roll, question unusual expenses, look at collections and economic occupancy, and understand the story the actual numbers are telling. I'm still early in the journey, so there's a LOT I'm learning. I'm also actively working on building relationships with brokers, lenders, investors, and experienced operators because I've learned very quickly that multifamily is definitely not a solo sport. Long term, I want Novak Multifamily Group to build safe, stable and vibrant communities while creating strong investments and generational wealth. I'm here to learn from people who have already done what I'm working toward, contribute as my own knowledge grows, and build genuine relationships within the multifamily community. For the experienced operators here: what's one part of multifamily you underestimated when you were getting started?

Its Finally Here! Our Largest In Person Event Ever!!!
Massive announcement! You may not know this, but I have almost doubled the size of my portfolio this year, and we just went under contract for another massive deal. This is not because I'm amazing at doing this. This is specifically because 2026 has been, by far, the best year with the most opportunity.
