Who wants easies investment ever
Ok I've come to the conclusion I don't have enough cash reserves or enough credit to finalize any deal weather under contract within the expected 70% LTV OR THE LIKES . What i do have is common sense , and I'm super talented as far as remkdeling, deigning and locating profitable properties and basically know what buyers are looking for and sells.0 I've mentioned 4 unit building under contract 220k rehab 80k ARV 450k easy or hold and collect 7k month on 4 units. Now my question is does anyone want to partner with me on this deal im 25k short from making it possible. I'll do the work get the funding purchase /rehab and closing cost you invest 25k and i will agree to paying you double back 50k or split the profit of the sale which ever you choose you will be added to the deal and insurance for a piece of mind 3-6 month turn over.

I'm north of Boston in fast paced market I'll network with you and just about get along with all walks of life. I got my eyes on a ten unit deal 2 buildings all 3 bedroom units . One building is 7 units other is 3 . Rent roll is 350k 400k annaully. listing cap rate at 13.1 but I'd look Lil deeper maybe 8.5 -10 asking price is 1.9 for both buildings or 1.6 and 600k separate I'd offer 1.7 for both you want to jump on this deal with me or know someone who would want to hit me up . 6033972863

I'm looking for someone with pockets deep enough to support my vision and invest in the ever so fast mo v ing market I'm in. Thers plenty of opportunities I have 3 at any given time ready for funding bad credit not enough cash reserves all I keep hearing so I guess my good looks alone won't fund the deal so I'm asking for a chance in this world to make a difference. @Carl Bucks awesome interesting story really started officially when I was 8 years old 32 years ago 3rd generation working for billioniars watching them play real life monopoly great family I always dealt directly with the owner and still do work for them from time to time. The thing is I want to pass down a different set if skills to my children and one that's going to set them up for success early in life with real financial freedom. I appreciate my work ethics I truly do and I've loved my job for years now want it to be my hobby or simply for my self. I've taken a huge step back in life counted my savings and found out no matter what I do 24 years in my business I'm never going to fulfill the vision I have for my life . A glance into my vision is 40 floors up in a penthouse suit with mahogany floor Grand piano with a wine cellar. I don't drink wine and I don't play piano and I'm on the 40th floor where's the cellar right. So I've stopped working 12/ 15 hrs days 7 days a week and deep dived into real-estate and stocks / crypto. ( learning ) I've always been real nosy hey what's that how's that work how what when where ever sense I can rember and for a year now I've been doing just that with real-estate rentals and fix and flips I learned that I was actually bread for it it comes real easy to me naturally I've been doing it my hole life just on the wrong side of the coin shore I've made some good hard earned money and ican spend it with the best of them I like the finer things in life. I've learned that knowledge is key good looks alone won't get the job done . I've also learned no matter what you know the only thing in this world that makes money is well very simple also money. That's valuable but it doesn't fund the three off market properties that I would purchase immediately remodel and have back on the market or rented out producing an income weather I'm sleeping or awake. My names Jeffery I'm determined that's a quick life story of me and just to help understand who I am first and kinda my mind set and such alike. The project in question is a commercial building 4 residential units currently had an ice cream shop and art studio previously. Needs upgrades and remodel painting flooring. Bath n kitchen upgrades , and siding new but not completed owner just got to old to complete him self new fire alarm system that is in compliance with code and electrical is all new and up to date. Under contract 220k as is value 450k

@Tyshell Gore awesome I did thank you I'll be honest my credit is work in progress would need based on the value of the property for now I hope that's not an issue purchasing with a great deal of equity.
