Just got all signed up and ready to acquire! At level up your listing, I was doing some property scouting in a city that had about 14 comps, but now that I'm in it myself it's showing 0. Was that on 2.0? Not sure why I'm not able to find the comps, I don't have any filters selected besides distance.

For sale by owner, so I can't pull this one up on the StrIQ app, but I attached the comps, and I know the owners of 2 out of the top 3 comps! Alma is close to Breckenridge. This home is 31 min away from the ski resort and avoids the main highway. Comp 1 Comp 2 If anyone is interested, I can verify the comps actual financials. With proper design, furnishing, and amenity updates, I think this can do $100k+.

Hello! Introducing myself. Jeanine Emigh (last name pronounced Amy). I currently have two STR's in Scottsdale. I have been an REI for over 30 years; first with land and raising livestock for a living, rehabbing rentals on the properties. I Opened a gourmet foods store that sold my grass fed beef and lamb, specialty products, catering, breakfast and lunch dishes. After that I pivoted to becoming an administrator, owning and operator of a 6 bed assisted living home. Purchased a SF home, remodeled it and converted the garage to an ADU. (all in 2020!) My pivot to STR's was after selling this. I live in SoCal so the transition to purchase in AZ felt like an easy transition. I can drive in 5 hrs or a 1 1/2 hr flight. I manage the two properties remotely and am currently at Stage 4 to scale. In the next 90 days I plan on learning to analyse deals more proficiently, purchase another property and start co-hosting for clients in SoCal (first one by end of May).
