Unexplained mold 😳
Hey guys I’ve got a property under contract and the owner has a very bad mold issue. Says concrete flooring is holding moisture and rusting out everything creating mold.. had a mold report done and it came back as unhealthy. The house is in a very nice area, she’s owned the house for 3 years and honestly just wants to walk away with a piece of mind and a couple thousand to move. I’m just wondering how can I market this

@Caleer Cameron The invest nest is good and its 15 dollars a month - zillow is free but you need to understand how to comp - if you have a budget I recommend prop-stream because you have a great snap shot of property details at a glance - they have a great comping tool and a rehab estimator. i'm currently testing out connected investor this platform has changed a lot since i last used it so far so good but i would also recommend becoming good friends with a realtor in your area, the MLS has the best data at real time - most of the platforms pull the data from the MLS but tend to have a lag in there reporting but if you don't have access to the MLS prop-stream is a great alternative.
