Curious About Auctions — Experience Buying Tenant-Occupied Properties?
Hey everyone, I’ve been looking into real estate auctions and wanted to ask: Has anyone here gone through the auction process and bought a property with tenants still in place? I’m especially curious about: - Pros and cons of inheriting tenants - How eviction works if the tenant isn’t in compliance - Whether it’s smart to hire a real estate attorney early - Any other tips or lessons from the auction process I’ve done some research but would really value insight from anyone with first-hand experience.

@Joshua Massieh I’m down! Yeah I was looking at all the details it just has some tenants living in the house and etc. The auction doesn’t start until late July so I have time to decide what to do. I’m looking for auctions in MI in the Lansing area.
Staying Focused to Pass the Michigan Real Estate Exam — Looking for Tips & Accountability
Hey everyone! 👋 I’m currently preparing for the Michigan real estate exam and could use some advice, structure, and maybe even a little accountability. I’ve already completed the 40-hour pre-licensing course and it’s been a while since I’ve took it, so now I’m in the self-study phase — and that’s where I’m hitting some roadblocks. My biggest challenge right now is staying focused and creating a consistent study routine. Between work and everyday distractions, I find myself struggling to lock in and truly absorb the material. Here’s what I’m currently doing: - Using PrepAgent, Quizlet, and the PSI book - Mixing in flashcards and practice questions - Studying in short blocks, but it’s hard to stay on track My goals over the next few weeks: ✅ Create and stick to a realistic study schedule ✅ Improve my focus during study sessions ✅ Take and pass the exam on the first try If anyone has tips on how they stayed focused, organized their study time, or handled the exam anxiety — I’d really appreciate hearing about it. Hey everyone! 👋 Name: Jasjeet Singh Location: Lansing, MI Roles: Just learning a lot about Real Estate where I’m trying to get in the industry of being a realtor and get/start my first fix and flip this year. I just got my first LTR last year in VA where hopefully 3 years I sell it and get triple or double the amount of what it sold for previously. As of right now my current jobs are in IT and working at a convenience store. #1 Goal in Real Estate: Get my Real Estate License in the State of MI and get my first Fix-Flip as well!
