Capital raisers willing to join our GP for a deal in Texas?

I am curious if there are budding or veteran capital raisers in this community who would be interested in joining the GP for our multifamily deal in Fort Worth, Texas, to gain experience and collaborate with us on the capital raise. @Tim Crowder I sent you a DM, but it is a 54-unit property. It is stable, operating at 9o%+ occupancy, and we are leveraging Agency debt through Freddie Mac. We will implement a few additional income strategies along with some Capex repairs. Phase 1: Immediate Enhancements (Year 1) -Implement Ratio Utility Billing System (RUBS) -Repair roof, plumbing, and boiler systems -Add covered parking -Enhance security and lighting Phase 2: Value-Add Initiatives (Years 2-4) -Light interior unit upgrades (paint, cabinetry, appliance repairs, bathroom refinishing) -Add playground and picnic areas

@Ray Hightower That is awesome. I loved Boca Chica back when it was quite and a locals type place. Here is me with my Father in-law and Uncle back in 2016 at Boca Chica where the Rio Grande flows into the Gulf way before we knew what was going to take place. I don't even think this spot is open to the public any more. ;/ This place has definitely has changed that area. Let's stay connected. Would love to partner on something. We get a lot of deals from brokers in this area.
WHO Not HOW
The Entrepreneurial Operating System (EOS) as described in the book Traction consists of six components. The second component, People, focuses on attracting the right people to the team and putting them in the right positions within the organization. Who Not How by Dan Sullivan and Dr. Benjamin Hardy, is a book that explores one way that people can come together to form effective organizations. ON THE COURT "If you want to go fast, go alone. If you want to go far, go with others." - African Proverb The authors of Who Not How enjoy sports history. For example, they cite Michael Jordan’s early years with the Chicago Bulls. Jordan was one of the strongest players in the NBA throughout his professional career. Most observers agree that in order to win championships, Jordan needed to be teamed with Scottie Pippen, Dennis Rodman, Phil Jackson, and Tim Grover. Pippen, Rodman, Jackson, and Grover were the Whos who enabled Jordan to blossom into a brilliant player. OFF-COURT SUPPORT Note that the last two, Jackson and Grover, never joined Jordan on the court. Jackson was the coach who knew how to pull the team together and design plays that leveraged the strengths of every player. Grover was the high-performance trainer hired by Jordan for a 30-day regimen. Grover performed so well that Jordan extended the engagement for the next fifteen years. Yes, it is important for us to hone our individual skills. To know How to execute. And by leveraging the Whos around us, we can achieve more. How many of us try to perform (the How) like Michael Jordan without the team (the Whos)? CREATE VALUE FIRST When seeking a Who to help with a goal, we must ensure that they also receive value from the goal. We already know “What’s in it for me?” It’s more important for us to understand “What’s in it for them?” In the above sports example, Jordan wanted to win championships. Same for Rodman and Pippen. Jackson is driven by the opportunity to build teams. Grover, as described in his book Relentless, is fulfilled by the chance to improve the performance of the greatest athletes on the planet.
