Loved the recording that Joseph. Towards the end you mentioned that you include seller paid home warranties. The tenants then pay for the service calls. This could be a great way to protect cashflow and also even assist in self management! Can you elaborate more on this strategy? What do you typically ask the seller to pay for (term, which warranty provider and what level of service)? I have heard that the leases also may include clauses that the tenants are responsible for repairs below a threshold of say $100. Do you include any strategies like this?
Outsiders
Is anyone investing from outside the US. Would love to hear about any creative financing ideas/solutions that people have come up with. I’m in Canada and it seems like RBC will do cross boarder mortgages (3 max at a single time) with only 25% down and a min loan value of 75k. Anyone else figured out a way to get around the traditional 30% down for DSCR?
