A hard one for the community, because most of us have felt it.
You are at a signing table and something feels off. The signer seems unsure, someone else is doing all the talking, or you get the sense that this may not be fully their choice. Two questions for the community: Have you ever paused or stopped a signing because the signer did not seem aware, willing, or able? What did you notice, and how did you handle it without making the room tense? What is your go to move when a family member is answering for the signer? How do you create a moment to speak directly with the signer? Share your experience below. These are the moments nobody really trains you for, so let’s train each other.

I've only had to stop a closing one time. I was working with an older couple who was purchasing 7 investment properties. The title company set it up as 3 separate appointments - 2 / 3 / 2 properties for each appointment. The first day went off without a hitch. The husband was a little older and slower. He didn't say much but it was apparent he knew what was happening - he asked appropriate questions about the settlement statement, etc. He was also the one who explained to me what they were doing with all these homes. When I arrived for the 2nd appointment, he seemed a little off. He was extremely slow in signing and his wife was berating him for taking so long. (that in and of itself was incredibly uncomfortable) It eventually became apparent that he couldn't continue. He was having trouble signing his name and seemed to be "sunsetting". The wife called their attorney who told her to sign for him since she has a POA. The documents however were not set up for POA signage so I contacted the title company to let them know what had transpired and my concerns about his cognitive awareness that day. They agreed that we should not continue and graciously got on the phone with the wife to explain why. I was never asked to go back for the remainder of the properties so I have no idea if they were able to resolve it or not. I don't think I did anything wrong but I know the wife was upset with me for not letting her sign for him. I had explained to her that even if she had, the documents would have been rejected so I was saving her time (see how nice I am!! 😁) Either way, I know I did the right thing!
