Single Family vs Duplex
Hello guys. Question for all of you experienced investors. Would you say it is better to invest in a single family home, or in a duplex? Which option would typically give you a better cash flow?

@Christian von Stierburg , what you could do is break it down by cost per unit. Take a triplex and use a third of the price for each unit. Then see what the rent is for each unit. I think you will find the more units the better. One quad would have one yard to mow where 4 sfh have 4 yards to take care of.

Mental Shift Win: Sensitive -> Angry
Bought a home last month that came with tenants who: "are always late but always pay"... (or so the owner told me). They only had 2-months left @ $650/mo in a $1,100/mo area and I picked up the home SubTo for $32k with $4,500 out of pocket, so I snagged it. Fast forward and there's a partial payment (I accepted). Next month, no payments so up went a 3-day notice (this is in Akron, Ohio btw). I get a call from the tenants with the bf yelling and the gf crying and I felt bad. I HATE feeling like the badguy but the tenants know that "I just work for the company". I also told the tenants that after Friday, "legal takes over and it's out of my hands". Friday comes & goes - I still feel bad for these guys and have to put up another 3-day notice (my contractor manages homes so he slaps them up for me). My contractor tells me the next day they were laughing when the 3-day notice went up and they immediately tore it down, BUT my mental shift went from being sympathetic to angry. I immediately engaged an attorney, sent in the $600 retainer fee and now feel much better. Still don't feel GREAT, but as a friend said: "If I have to choose between MY family vs someone else's family, it's an easy choice." I'm hopeful this won't be recurring, and I understand why the landlor wanted out so bad! But.... where there's pain there's profit!

Keep in mind that bad tenants are going to play you so that they stay for free if they can for as long as they can. They will show you how bad they have it, meanwhile they are buying new game consoles and toys with the money they should be using to pay rent. This is why I only buy in landlord friendly states and not a place like New York. This was a great experience for you to have and learn from.

I've been using AI for real estate investing a LOT lately. The power is bigger than most people realize but the difficulty in setting up GPTs to do what you actually want them to do is also much bigger. I've learned a lot about human nature through using AI.
