Raising Capital
Hey guys, what do you want to learn about raising capital? Lets get a thread going on questions and answers and we can build out responses on the call for next week. If I don't have the answer I know somebody on here will have it.

idea on raising capital for out of state projects. Im in TX, but most of my stuff is done in TN. More difficult to get a local bank involved as I'm not local. Some banks are too small. Some are too big. Finding that middle ground has been tough.

@Eric Bakey that's the area that most are stuck in it seems. Gotta be in the hundred millions and sell to Dr Horton for huge pe to back it. Or super small so that private money will lend on it easily. In the middle is tough from what I'm seeing too.

Land isn't sexy so it's always going to be the ugly cousin to homes. I've listened to podcasts where the developer (also in TX) has done well by growing it organically and bringing in family and friends and then friends of friends etc. Would have to go the SEC registration route. I like your vertical integration strategy though. Not many good land brokers. As for community, I was talking with someone else about this. Highly vetting who can join, verifying they are doing deals and have value to add to the community. And then there would be requirements to maintain membership too.
Charleston, SC Land Development Deal
I bought 711 Bear Swamp Rd Johns Island, SC 29455 (USA) as an initial deal to fix & flip the house and carve off 3 additional quarter-acre lots to build spec homes. Tied up the adjacent 2 parcels 717-719 for a total of about 6 acres. Just got an LOI for $3.36M-$4.62M. That's $210k each for finished lots; zoned R4 with public sewer & water. Conservative storm ponding should yield about 22 lots. I'm ALL IN on the three properties for $810k. Putting together estimates now for engineering/entitlements ~$120k And horizontal development ~$1.5M Total expenses $2.5M NET = $860k-$2.12M Once I iron out the exact lot yield from the project (should be about 22) -- I'll get 15% EMD released from the end builder/buyer (a public homebuilding company) to help with the Capital Stack. I saved a PDF version so that I dont lose the info if they find out and lock it up. It's a general guideline. Based on where you are doing something you can adjust it as needed. e.g. high cost of living area like west coast, add 20~30%. Super remote areas, add 20%, cheap areas, -15% etc. But the last summary itself is a good guideline of what to expect and to play it conservative.
