I'm in the middle of a 50 lot subdivision and have an offer from a big builder to buy the finished lots. I have not done full construction plans yet. How do I get close estimates of development costs? I also want to be sure I'm covering everything required by the municipality while not adding things I don't need in the forecast estimate. Is the best rule of thumb to estimate based on linear front foot of material costs? The project is in Weatherford, Texas. Any help would be greatly appreciated.

Where did you get the price for road? Is that linear feet or square foot? This is very dependent on the area and road costs, ie stabilized road, grade of topography, etc. If you are building a asphalt road with bar ditch in Texas, just use $200 per linear foot, if you are looking at curb and gutter you are about $300 a linear foot.

@Peter Soros yes, we can do all of it. But there is a lot of competition in the other stuff. That wasn’t the plan, but yes we can do that, just not from the get go.
