Happy Manufactured Home Monday! Quick updates on what's active right now: Road construction starts this week on the minor subdivision. This has been delayed for the last week because of the amount of rain we got, but equipment is on site and on standby until the land dries out. Thankfully we have a week of 70+ degree weather coming up! My Oxford lot was supposed to close tomorrow but just found out we have some title issues, so working through that with the seller and closing attorney. Hopefully resolved within the week and closing next week! Really appreciate you guys being part of this community. Hey! Does anyone have a good GC in south GA (Worth county) for a land home package? TIA

A few weeks ago I closed on 3 acres in Middlesex NC that I am planning to build two Modular homes on. Yesterday I got back the preliminary site plan from our surveyor on how we can split the lot into two 1.5 acre tracts. It seemed pretty straight forward, but the useable soils are really only on one half of the land, so we needed to make sure the numbers still worked with one of the two septic systems being a pump system. It took a little more time than expected, but now that we got the sketch approved, we should be recorded in another 2-3 weeks with the county (it's a small town in Nash County and they move pretty slow), and then we can get to building!

Anyone have experience doing deals in Florida? We got some land sent to us outside of Jacksonville and the land price is reasonable (and not in flood zone) and plenty of comps for manufactured $230k+, just curious if anyone has any experience in FL (are the prices in the underwriting template going to be close???) Are you all normally getting the land under contract before requesting quotes from GCs or other contractors?

Went under contract on 4 acres last week that will be two more land home packages as long as the soil perks!
