Shout out to @Zach Ginn . That's amazingly helpful. Thanks man.
I've been working Zillow. How do I deal with difficult sellers?
There are some weird people on Zillow! They say they want to sell but don't want to answer questions and I shouldn't be asking questions. Twice today I was sworn at and hung up on and I hardly said 10 words. But, these properties could be good deals. Any suggestions on how to approach these sellers?

I hear you. That really sucks, Ik.I believe the reason you're getting hung up on is a volume + timing problem, not a script problem. Most investors call within the same 2-hour window as every other wholesaler. How about you try follow-up automation to your work? Cuz the point is to close the deals, and we get paid, right? Whether it is a wrong timing or something we don't know going on their sides, the seller who hung up on you today gets a casual text/call tomorrow. Also, I personally believe that volume always wins over other considerable factors. I see a few real estators use voice ai agent to call the leads without lifting a finger to scale and qualify leads. Hope my two cents helped a bit. If you’d like to know more, feel free to reach out to me.

@Roderik Jones That makes total sense, Roderik — paid warm leads are honestly a smart bridge while you’re still getting your footing in wholesale. You’re already thinking right by capping at 5/day. One thing that doesn’t require any automation setup: just keep a simple notes app or Google Sheet. Every lead that goes cold or hangs up, drop their number and a one-liner on why. Then circle back in 3–5 days with a casual text like “Hey, still looking to sell?” You’d be surprised how many flip just from a well-timed follow-up. Volume matters, but so does follow-through. Good luck with that hot lead — hope it closes!
