Buying warm leads vs cold calling
I have asked this before but I wanted to get some other opinions. Is the effort required for getting through a couple hundred cold calls going to bring in as much business as paying for warm leads? I've been buying warm leads lately and I talk to about 60% of the people that indicate that they want to be contacted. (I get refunds for the ones I don't get through to.) These leads are anywhere in the US, are often rural or very small towns and are often low value properties even as turnkey. There are some rough diamonds as well, though. I get quite a few contracts sent out, not all come back signed, but a few do. It seems WAY more successful and efficient than cold calling. I know there are services available to filter the calls for me but is this more or less cost effective than simply buying warm leads? I manage about 1 contract sent out for every 5-7 calls and signed contracts for maybe every 8-12. I haven't been doing this for long, I haven't closed yet, still waiting for the due diligence period - inspections and such. Has someone done the math to determine which strategy is most cost effective?

@Felix Ojo I haven't accurately tracked the hours but I would definitely spend many hours per day finding and filtering potential leads, skip tracing then calling, texting, emailing with no responses. It's just me with no automating mechanisms so I could only manage 20-30 leads per day, which is very few when dealing with cold leads. I've limitied myself to 5 warm leads per day for now which come directly to me, sometimes calling me directly. I focus on getting them under contract if they are viable. Usually out of the 5, 2 will turn out to be duds - I have to call them and they never answer, which is perplexing since they requested the contact.

@Demetra Lagen It is a challenge but they are out there. I'm waiting to see what my buyer says.

@Shane Melton I'm in kinda a similar situation. I've started investing in paid leads to get some momentum. These are people that have called in or filled out an online form so they are ready to go. Warm leads not cold calls. I'll keep working Zillow and Propwire but the warm leads will give me greater experience talking to panic sellers and likely give me some contracts, which is the whole point.

@Liz Zarazua At some point you'll stumble and you'll fear that you sound like you don't know what you're doing, which in some cases may be true, as it is for all of us. Admit - with confidence - you don't know but explain that your 'partner' deals with that, you'll confer with them and get back to them.
I've been working Zillow. How do I deal with difficult sellers?
There are some weird people on Zillow! They say they want to sell but don't want to answer questions and I shouldn't be asking questions. Twice today I was sworn at and hung up on and I hardly said 10 words. But, these properties could be good deals. Any suggestions on how to approach these sellers?

@Seth Cohen Yes, my pride must come a distant second to making the deal. And hopefully making life better for some of these people in denial or whatever has put them in a particular mindset.

@Htet Myat Thar I have done flips and own a couple rental properties but I am new to the wholesale game. I'm a little way from wrapping my head around automation. I admit, however, that I have invested in some warm leads. This gives me a couple things: much greater potential for closing a deal but also, at very least, much more experience talking to sellers and generating dialogue. Cold calls were getting no where without the massive volume that only automation or at least a partner could help with. It's just me at this point. I've spent the morning working on a hot lead that could be moving forward. I've not spent any time yet going through FSBOs, etc. for new leads, beyond the warm leads I'm paying for. I've limited that to 5 warm leads per day because, as I've found out, 1 hot lead can take up a lot of time.

What is your montly budget for generating leads?
How much are you guys that have been at this for a while spending monthly on auto-dialers and lead lists and skiptracing in order to get the volume of calls out needed to close, let's say, 2 deals per month?

@Kayleb Matthews I'm weighing my options. It sounds like you have a good system down and you are a well oiled networking machine. I'm working on this all by myself and networking and finding leads takes up much of my day before I get to making calls.
