Rent by the Room in a College Town – Worth It?
I’m working with a property in Provo, Utah — a 4 bed, 3.5 bath home the owner wants to rent for $3,500/month. That price feels a bit high for a single-family rental, so I’ve also listed it by the room. For those of you who’ve tried this model in a college town: - How did it work out for you? - Did you install digital locks on each bedroom for added security/privacy? - What were the biggest upsides or downsides you experienced with rent-by-room? I have experience with managing long term single family homes and I love the passive income with the minimum amount of effort.

I would love to break into commercial but I want to start with a 4 or 5 unit building so that I can feel and get the experience of managing more at the same location. It’s a dream I am working towards. I own 10 units and manage them myself. I don’t like the idea of STR even though it may be more money but in my mind it’s more work. I like the minimal amount of work with LTR especially when they are up and running.
