Rent by the Room in a College Town – Worth It?
I’m working with a property in Provo, Utah — a 4 bed, 3.5 bath home the owner wants to rent for $3,500/month. That price feels a bit high for a single-family rental, so I’ve also listed it by the room. For those of you who’ve tried this model in a college town: - How did it work out for you? - Did you install digital locks on each bedroom for added security/privacy? - What were the biggest upsides or downsides you experienced with rent-by-room? What are some challenges as a landlord you would tell a new landlord about?

Great question, Hiram. I would say the biggest challenge is having the mindset that you can be a landlord/property manager and be a good one. I think people get scared of toilets, late rent, repairs, and vacancy, and they don't look at the positives, and that is what turns them away. It's taken me five years to learn what I have, and that will only compound as I learn more and gain more exposure.

@Hiram Andrades Same with me on the LTR. Do you own any properties, and do you want to break into STR like @Sam Hirst at all or commercial at some point? I think it would be awesome to own and manage 30-50 units.

@Hiram Andrades that is awesome. How did you get the funds to get 10 units? I have 2 homes with ADUs and I live in one so we have 3 units. Trying acquire more but gotta figure out the funding.
