What if?
If something happened to you tomorrow and you couldn't manage your rentals, would your spouse or family know enough about your rental portfolio to take over? Would they know who the property managers are, lenders, insurance companies, tenants, contractors, where the important documents are, and what needs attention? I'm curious how many of us actually have all of that organized somewhere our family could understand.

I did this from the beginning. We have a if the worst shouldl happen. We have documentation of the fixes, who is good, who sucks, ways to compare pricing, and ways to manage or sell. After my debacle with stocks I was not going to get caught off guard again
Safety net...
How much cash would you personally want in reserves before you felt comfortable owning five rentals?

You Wake Up With $100,000
You get $100,000 tomorrow but there’s one rule. You have to use it to improve your financial position. You cannot leave it sitting in savings. What are you doing with it? Paying off debt? Buying a rental? Putting it into an existing property? Investing in the stock market? Starting or growing a business? Something completely different? Tell us exactly what you’d do and why. And here’s the important part: Don’t answer based on what you think everyone else should do. Answer based on where you are right now.

1. Complete all my renovations on my rental. I want to make the property as "low maintenance" as possible for the future. 2. Put towards purchasing a portfolio of properties. There is a set I want to buy and I want to add more to the down payment for better monthly cashflow.
“When to break your own rules”
Tuesday Workshop: When Should You Break Your Own Investing Rules? We create investing rules for a reason. But I’ve broken some of my own and some of those decisions became some of my best investments. Tuesday we’ll look at three real deals where I broke my own rules. Before I tell you what I did, you get to vote: BREAK THE RULE or PASS. Tuesday at 6 PM PST in Skool.

Rules are more like guidelines. Never be afraid to step off once it no longer makes sense
