@Tristan Morrison I’ve invested all across the golden corridor of Alberta. Calgary to Edmonton. I’ve shortened it to red deer now, mostly because I have such a great team there.

@Tristan Morrison Advice? Well lets see. For starters, Be Prepared!!! Stick to regions with multiple industries/employers. Growing economies = money = jobs = wages (Hopefully increasing) = $$$ to pay rent. One horse towns can crash fast when the horse dies. lol Make sure you have reserves for those surprise expenses that will invariably pop up. You want to be sure they don't put you behind the 8 ball if you need to pay for something to get/keep a tenant and you don't have the resources. Buy based on fact and calcs, not emotion. The ugly houses may pay better than the pretty ones. :) And always remember, your tenants are your asset, not so much the houses. Good houses can get trashed by bad tenants but good tenants can make an average house their home and stay for longer with less drama. Choose them carefully and take good care of them. Tax tips?
Any tax tips that the folks in this group would like to share? I’m wondering if it’s worth claiming driving to my rentals i.e gas and Kms. If you have tax tips that we use in real estate please feel free to share!

Hi @Hao Lee this is what I do. I have 3 different companies plus a personal rental and I have 2 vehicles. Instead of going through all the fuss of saving bills and etc, I just keep track of my km's and at the end of the year, I split the km's all up and get a deduction for each of my companies and etc. I believe it is $0.50 for the first 10,000 km and $0.40 after that. I've been doing it for years and never had a problem but be sure to check with your accountant for the best way that suits you. Hope this helps. :)
