Hey everyone, quick introduction. I'm Grady, based in Cincinnati. My main job is business brokerage, helping owners sell small businesses through Main Street Exit Partners. I'm also a CPA and commercial real estate agent with eXp Commercial. Most of the owners I like to work with are in the trades: HVAC, plumbing, electrical, landscaping, general contracting. They all need space, and small-bay ended up being the natural overlap. I've owned buildings in this asset class myself. Given the choice, I'll take small-bay over residential every time.
