Below is an example of sandwiches that Marco talks about LOL This was about 2 and 1/2 years ago or so, I was brand new and let the seller feed me a whole ton of sandwiches. Funny ... I still recall every one of those notes and what they were, and what they were about LOL. So that's a good thing

No means rejection and that can be hard to deal with, especially for me. Having bought a house a few years ago I understand better the emotional part of getting a no and having to raise your price or move on to another attempt. Since these will not be places I plan to live the emotional separation will be much easier. Now it will be a numbers game to play until we agree on terms!

@Victor S I understand it now and doing this by email makes things much easier!! I was actually referring more to the programming from my childhood. It has taken time and several programs to overcome most of it.

Thought I’d celebrate a mistake…
Phone rang today (TBH first thought was to let it go to voicemail), scrambled to get headphones on, hit record, and picked up the call. Deal is at CAT3 step. Past few months, agent was filling my inbox so I explained we don't buy retail. Earlier this week, he brought a motivated seller whose father is in the hospital. Immediately sensed he was rushed because taking Friday off, using improved phone skills, was able to slow things down and bring him to a somewhat personal level. Then, he asked where I’m at with an offer, and my mind went blank. Spent the next couple of minutes on fluff, talking about how I’ll run numbers and talk it over with the group, lack of dominance, and sandwich-making. Once hung up and released the fear state of mind, it hit me - Low_Quick_Cash. I’ve emailed dozens of CLOQCs but never spoke to one on a call. Hungry Joe Cheetah watching tail to know whether to zig or zag next time…

@Michelle Campbell I know post is from a while ago. This agent is following their process and making sure the buyer is pre-qualified. The general real estate agent is not trained in nor familiar with creative financing, unless you find one that is a true investor.
