I sent a mailer to a lead in November 2022. He called me November 22, 2022, and I followed up 75 times in the last 1 1/2 years since then. finally, on the 76th call, I set an appointment to meet him in person and got the contract signed March 1st. I just signed a contract with the buyer today and I’ll be closing 25K on this deal at the end of the month. The buyer put down a 10 K deposit nonrefundable. Keep FOLLOWING UP!!!! My biggest deal yet, can't wait to close

How would you guys make an offer on a property you haven’t been in? . Owner pulling in $850 a month, Let’s say property will be a medium rehab(45k-55k), ARV is around $225-230k .. potential flip

I take the numbers …. ARV $230 x .70 = $161,000 - Rehab $55k = $106,000 - wholesale consideration $20,000 = $86,000 I would start my negotiations at $86k and I wouldn’t do more than $100k as an offer. If you need someone to walk the property, send a contractor or inspector (this might cost a little money) you can also contact a buyers agent to act on your behalf. You can just pay them a flat fee if the seller isn’t offering a commission.

Is it legal to sign a JV agreement with someone who is in Canada? Can a title company pay me, my JV partner And 2 other wholesalers who brought the buyer? The 2 wholesalers are putting their fees on top of our fees. So if the property is $30k...my JV partner and I split $10k...making it $40k. 2 other wholesalers make it $50k to split their $10k. Now closing time comes for the buyer to pay $50k+ closing costs plus a realtor fee. What say you?!
