Hi all, Great to be apart of the community! Currently have 1 R2R property, taking on my second later this month and then first management property in October. Have been running for over a year but now have more time to start scaling and adding more properties in the coming months!

@Zeeshan Ul-Haq Cheers mate! So I am looking to add more management properties now as it's less capital on my side but current landlord is handing me more properties so will continue to add more R2R as well. Was it mainly the capital needed for setting up R2R that is making you look more to the management side?
Recommendations on SA Management?
I’m looking to move into serviced accommodation management — but without owning properties myself. My plan is to offer management and brokering services to landlords and investors, helping them maximise returns while I take a fee. I’m not looking to do rent-to-rent (I’ve tried that before and decided it’s not the path for me). Instead, I want to explore how I can structure deals, add value, and build this business without heavy upfront costs. Would really appreciate any advice, ideas, or knowledge from those already doing this. How would you approach it if you were starting today?

I think both options can be very useful. For some landlords, I've found they just prefer the consistency of guaranteed rent (R2R), where as others may be happier to take on a little more risk and the potential for higher cash flow with management. Ultimately, it comes down to your own financial situation to begin with, but in the long term having the option to offer both could be useful for the different landlord situations you come across. As Shamil says, building a solid brand and name is going to be key for either set up.
