Builders Risk Insurance
This is one of the line items most people look over, but this is one of the most important expenses you can pay! I use 21st Insurance for all of my builds. It's per deal, so when I sell the property I reach out to them and terminate that specific policy. The policy kicks in as soon as the property is on my land. Make sure you reach out to them before the home gets delivered so it's active at the time of delivery This covers you during the build process. If the home is vandalized, materials stolen, or a storm damages it, this is where it'll kick in. I've been a land investor a little over a year and full time for the last 7 months. I've recognized the value of being able to add affordable housing to certain markets since I started flipping dirt, but have just been focused on building that foundation first. Now that I have built a team and some consistency there, I want to start adding land-home packages to be able to add even more value to the market.
