House hacking
Really digging the house hacking lesson from dave. Interested in continuing to learn best practices. There aren’t a lot of great options when it comes to buying a duplex/triplex in my area, and I’m looking for a useful tool/trick to find those off-market properties. Any pointers?

@Sam Lynch been looking around for multi-family homes, and found another site, crexi.com seems like a good tool. It not only lists homes, but business for sale, even rv parks.

@Sam Lynch I would love that, though my family situation does not allow. A tri or a quadplex would be ideal. There are even some apartment Complexes that seem like viable options

My financial freedom number, $8k for required expenses. I need to give more consideration to a dream number, I don’t know what’s even possible.

$36,532 dream amount. This amount per month would buy me a million dollar home, 4 cars worth $50k a piece, a college education for my daughter, and $10k a month for investments.

Broad question
What are some reasons a triplex would not qualify for a VA loan? There is a triplex near me, for $610k, and for some reason the listing states that it is not eligible for the VA loan.

If/when it fails the VA appraisal process, does that mean the cost of the unit could come down? It sounds like there are ways to work around these issues, provided the buyer and seller are willing to do the leg work

@Sam Lynch retirement is the plan. And yes I talk to Mike just about every day. He has been instrumental in getting me to where I am today with the new business, and even getting started with Dave’s program. How do you know Mike?
