I’m psyched for this, but unfortunately I’m working and can’t participate. If possible, I’d love to learn about: 1. Preferred equity, how does it work? Does someone have to be accredited or sophisticated to qualify? 2. How best to involve non accredited and non sophisticated friends and family, particularly ones who don’t want to take an active role. 3. How to syndicate deals that you want to hold forever… structuring call options to buy out investors vs. finding investors that want to stay in the deal forever, etc. Thanks Ferd and @Michael Pansolini

@Christopher Peterson just make sure it’s legal to non-renew a TOH. In my state it’s not. And in the house with the old lady and ex cons, who’s on the lease? If she’s the only one on the lease, tell her everyone else has to go and let her stay. That’s what I did with that one house, I kicked the woman’s kids out and she stayed. She’s actually a good tenant and pays me on time. So it was a win for me. Drug dealers gone and I still am getting paid.

Meters freezing.
What are your best practices for keeping meters installed underneath trailers from freezing? Anyone use heated boxes? Besides heat tape and insulation, any other creative solutions?

@Ryan Narus I did, and they were super helpful. Just wondering if anyone else is doing anything different or has any other outside the box ideas. I’ve got a meeting with town council tonight to try to convince them not to make me dig pits
